If you get an ‘RHW’ eviction notice from your landlord

Giving you an RHW (Renting Homes Wales) form that says ‘termination’ or ‘possession’ is the first step your landlord has to take to make you leave your home.

If your RHW form is valid, your landlord will need to go to court to evict you. You won't have to leave your home straight away.

You might be able to challenge your eviction and stay longer in your home.

If you’ve got a 'section 21' or 'section 8' eviction notice

If you’ve got one of these eviction notices, it’s valid if your landlord gave it to you before 1 December 2022.

Check what you can do about the RHW form

There are 2 groups of eviction notices that landlords give using RHW forms:

• 'no fault' notices - your landlord doesn’t need a reason for giving you a no fault notice

• 'with grounds' notices - your landlord has to give you a reason for giving you a with grounds notice

What happens next and what you can do depends on which RHW form you’ve got and what kind of landlord you rent from.

The name of the form should be at the top. It starts with ‘Form RHW’, followed by a number - for example ‘Form RHW16’.

Check if you have a no fault notice

Your notice is a no fault notice if it’s one of the following:

• Form RHW16

• Form RHW17

• Form RHW18

• Form RHW22

• Form RHW24

• Form RHW25

• Form RHW38
